Project Overview
The Westdale Mall redevelopment project will restore the property to prominence among a prime retail and entertainment destination in eastern Iowa. The new space will provide a community gathering experience featuring shopping, dining, residential units, a hotel, and Town Center Park. This project will be completed in three overlapping phases.
Phase I: Horizontal development including demolition of 550,000 square feet of mall structure; relocation of an interior traffic road to create development parcels; upgrade/replacement of underground utilities, exterior lighting and signage; and creation of 32 development pads.
Phase II: Repositioning of buildings including JC Penney (136,000 square feet), Bon Ton/Younkers (100,000 square feet) and a vacant building currently up for lease (100,000 square feet).
Phase III: Vertical development including 472,000 square feet of new commercial, restaurant, retail, residential, and hotel space.
